It is widely accepted now that a rental property should have an inventory and check-in compiled at the start of any tenancy in order to protect the landlord’s property and the tenant’s deposit.
However, a poor inventory does more harm than good, which is why we always ensure the following:
- Use the latest in tablet technology, compiling reports onsite which improves accuracy
- Include plenty of embedded photographs to accompany the accurate wording
- List the key codes, meter serial numbers and locations, appliance model numbers and all of the items which we know you may need to refer to at a later date
- Check all smoke detectors and carbon monoxide detectors on the day the tenants move in, ensuring that you comply with the ‘Smoke and Carbon Monoxide Alarm (England) Regulations 2015′
- Do not use abbreviations, meaning that the reports are easy for everyone to understand
- Upload the reports online so that notes added by parties are logged in date order, helping to avoid deposit disputes later along the line
